Pricing and Scheduling

Clients are often surprised at the cost of faux finishing. Here ís how I explain it to my clients: When you have a room painted, the painter uses production tools like rollers or a spray rig, and covers a large area quickly (usually an average of 300 sq ft per hour). The painter can usually get away with applying one coat of primer and one coat of finish paint, allowing for a relatively fast process.
Faux Finishing on the other hand is not a production process. Faux Finishes usually require a base-coat (coat of paint) before the decorative process can begin. Like a painter, the faux finisher can complete this process fairly quickly, and in fact, this part of the process is frequently done by a painter. When faux finishing, the artisans use small tools like rags, cheese cloth and trowels. They cover only a small area at a time and work carefully to ensure that there are no dry lines (overlap marks) or picture framing (to dark or light around ceilings, floors and corners). The decorative painter usually works 40 to 60 sq ft per hour, depending on their skill level and the technique being applied. Also, the fact that there is little wall space in a room does not mean it will cost less for labor. Lots of built in cabinets or doors and windows actually can take longer to go around than a wall with no openings. This is because a competent, professional faux finisher will take the time to make sure that all of the edges are clean, not lighter or darker than the rest of the finish. This takes a great deal of time to be done correctly and will be reflected in the estimate. Kitchens and bathrooms can be especially time consuming. In general, faux finishes are layered, meaning that the artisan applies the painting more than one time around the room.
As you can see, faux finishing requires more time and energy than painting. Therefore, the cost is substantially more. A good rule of thumb is that faux finishing a room will cost four to six times more than hiring a professional painting contractor to paint the same room a solid color.

While determining price estimates, in addition to labor and materials, the cost of a mural or other decorative painting project may vary based on: subject, style, detail/complexity, location, square footage, wall surface preparation, special rental equipment (scaffold, scissor lift, etc.). After determining these factors I can give an accurate estimate. Note: All paint and supplies are included in my estimates. Note: Travel beyond a 75 mile radius of Greensboro, NC will incur additional charges for time, gas and lodging as appropriate.

Sample boards and/or mural sketches:
Sample boards and/or mural sketches are done only after acceptance of the job, usually one to two weeks prior to commencement of the work. One sample board or mural sketch per project is included free. Additional sample boards or sketch revisions cost a standard rate of $50.00. Sample boards and/or mural sketches act as part of the contract and must be approved prior to job execution. All sample boards remain the property of Linda Tillman for promotional use.
Payment Arrangements:
A deposit or initial payment of 50% of the total price of the project will be due at the time of scheduling the project. A contract needs to be signed at that time. The remaining 50% of the price will be due at the completion of the project.
Note: Complete color and design consultation services (other than wall and cabinet finishing estimate consultations) are available and are charged at a rate of $75. per hour. Payment for these services is due at the time the services are rendered.
Faux Finish Classifications:
Although the jobs are priced on an individual basis, each category contains factors that help determine the price of the project.
Category 1:
One or two layer applications using relatively simple techniques.
Example: ragging, sponging, or any simple color washes.
Category 2:
Two or three layer applications using more complex techniques.
Example: distressed plaster with faded fresco, old world limestone with color wash, or two or three color glazes.
Category 3:
Four, five, or six layer applications using complex technique.
Example: Venetian plaster, lusterstone plaster, marbleizing techniques, antique distressed leather, layered tissue with multiple glazes.
Mural and Decorative Painting Classifications:
Although the jobs are priced on an individual basis, each category contains factors that help determine the price of the project.
Category 1:
Simple images or designs.
Example: silhouetted images, loose abstract designs, simple stencil or hand painted designs.
Category 2:
More complex murals or decorative projects.
Example: kidís rooms, castles, characters, detailed stencil or hand painted border designs.
Category 3:
Extremely detailed or complex murals, paintings, 3D fresco and trompe lí oeil renderings. Example: detailed renderings of angels, anything figurative in subject matter (with people), realistic animals and landscapes, detailed old world maps, etcÖ.
